Location of the parcel:
The parcel is located in Greece, a Member State of the European Union, in the geographical district of Sterea Ellada, in the Prefecture of Attica, in the Region of the Municipality of Oropos, at Kalamos area, in the settlement of Vlastοs, a very quiet place for holidays relaxation all year around or as a permanent resident. Vlastos is built in a verdant area of northeastern Attica.
The parcel is approximately 62 km away from the center of Athens and approximately 65 minutes by car. It is located 515 meters away from the South Evia beach, with an altitude of approximately 70 meters above the sea level and has a total area of 1.197,44 m2.

General description:
The parcel is not registered as a forestry area and this is apparent from the relevant 2009 certificate of the Kapandriti Forestry Office, which is available by the seller. Also the parcel according the posted forest maps of EKXA (2021) is outside of the official forest post area.
The parcel has an amphitheatrically view to the Southern Sea of Evoikos Gulf with a small slope and is accessible by two rural roads 6 meters wide on Dimitras (first main entrance of the parcel), Iras street, while the third side is Persephones’s street and the fourth side of the parcel is adjacent to a neighboring plot. The dimensions of the parcel is approximately 30 meters x 40 meters and inside of it, there is a base made of natural stone which was built during 1970-1971 with area of 174 square meters without walls & roof. (Please read below the history of the parcel) There is a small underground covered space of about 16 m2 with a height of 1.72 m (in terms of urban planning it is not considered a warehouse, because it is lower than 1.80 meters high) and its area is not counted in the total area of the stone base.
The original building permit has been destroyed and is not even available in the Public
Construction Town Office, due to flooding of the Public Office planning building, so in 2020 the
base inside the parcel and the small warehouse were settled legally, according to the law.
There is a low concrete wall around the perimeter of the parcel without wire fence.
The interior of the parcel consists 6 pines & an olive tree.

With the Official Governmental Decision No. YPEN/D NEP/31148 /1336 published in the
Governmental Gazette F.E.K. dated March 27th 2024 and serial number 179, the Approval was given of the General Town Planning Regulation (G.P.S.) of the Municipal Unit of Kalamos of the Municipality of Oropos (Province of Attica) as well as the Environmental Approval thereof, in which Approvals includes the settlement of Vlastos and the specific parcel of land for sale.

VERY IMPORTANT: The parcel currently is outside the city plan, outside the boundaries of the settlement of Kalamos and within the Z.O.E. (Residential Control Zone) and is under inclusion in the city plan. It cannot be built yet because the area is under inclusion in the city plan, as mentioned above.

VERY IMPORTANT: Following the official Approval of the General Town Planning Regulation & the Environmental Approval dated March 27th 2024 as mentioned above, following is expected the Approval of the Regional Urban Development Plan and right after the buyer and/or the investor can proceed with the issuance of a building permit!

Sightseeing:
In the area of Kalamos there are important monuments and attractions. Among them is the priesthood of the ancient Amphiaryio. Sights of the wider region are the Monastery of the Transfiguration of the Savior, which is placed in the 6th century A.D. and the Byzantine temples of Agios Nikolaos and Agia Paraskevi.

History of the parcel:
1967 - 1971: During the period 1967 - 1974, the Military Government of Greece gave permissions for the construction of prefabricated houses for the construction of cottages.
On the parcel the owner built a wooden house on a stone base. The surface of the stone base was covered by mosaics. The roof was covered with French-style tiles.
There was also built a fireplace with a firebrick chimney.

1971 - 2024: At the present time, there are no walls and roof of a house and no house building exists, since the wooden construction of the house that originally existed was completely destroyed, by arson committed by criminals in January 1974, a few years after the completion of the construction of the house in their attempt to disappear their tracks and escape from the prosecuting authorities.
